Call and say "leak". Leak calls go to the front of the line. Put a bucket down, move furniture, and do not go on the roof in the rain.

Repair when the damage is in one area and the rest of the roof has years left: a few broken tiles, one bad flashing, a small leak. Replace when leaks keep coming back in different places, the underlayment is brittle, or the roof is past the age its material usually lasts. The inspection report tells you which one you are looking at and why.
The visit is usually 30 to 60 minutes. The roofer looks at the roof surface, the flashings, the gutters and, where possible, the attic. You get a written quote after the visit, often the same day for repairs.
Roof size and pitch, the material (composition shingle, concrete tile, metal, flat-roof membrane), how many layers have to come off, deck repairs found during tear-off, access, and permit fees in your city. Ask for each of these to be listed separately on the quote.
Catch the water, move anything valuable, and poke a small hole in a bulging ceiling to let the water out in one place. Do not climb on a wet roof. Call in the morning, or now if it is pouring, and say the word "leak".
Often for sudden damage such as a storm or a fallen branch, rarely for wear and age. The inspection report and photos are what the adjuster needs. We cannot promise what your policy covers, so read it or call your insurer first.
Check the contractor's state license, ask for proof of liability and workers' comp insurance, get the quote in writing, and ask what warranty covers labor versus materials. Be careful with anyone who asks for full payment up front.
